This builder touts that they are The First Name in Lasting Value®. If you find a community they are building in...turn around and leave. The quality of workmanship and poor quality materials are too much! We have had tile issues, scratched Granite, wrong doors installed in interior, mechanical failure, structural issues and now pest infestation due to improper construction. The Customer Service manager that has to pick up the pieces and hear the complaints is a saint...but the company wont stand behind him or their product. Less then 8 years and we are replacing insulation in the Attic- All of it. $$$$$$ I could go on and on and on...but Just take my advice, buy a tent or camper before you buy one of these homes!

CANNOT GET THE HOUSE BUILT. CANNOT EVEN GET THE BASEMENT DONE!!!!

I HAVE HAD NOTHING BUT HANG UPS FROM THE COMPANY. THEY POURED THE BASEMENT 2 WEEKS AGO. IT IS NOT SEALED OR EVEN FINISHED. BUT THEY WANTED THEIR SECOND DRAW ON THE SECOND STAGE ALREADY. I DON'T UNDERSTAND IT, THEY HAVE NOT EVEN FINISHED THE FIRST STAGE YET. I AM GOING TO STOP PAYMENT NOW UNTIL I AM SATISFIED. THIS HAS BEEN NOTHING BUT A NIGHTMARE SINCE THE BEGINNING. DO NOT EVER USE KHOVANIAN! THEY ARE THE WORST COMPANY EVER. I INTEND TO SUE!!!! THEY DO NOT EVEN ANSWER THE PHONE. EVEN IF THEY DO THEY SAY I AM THREATENING THEM. I AM ONLY TRYING TO PROTECT MYSELF AND FIND OUT WHAT IS GOING ON.

Subpar Construction and Terrible Warranty Work

From the start of construction there were problems. The the lack of oversight of the building superintendent was deplorable. I would have to check up on the home everyday just to keep things moving correctly. Throughout the entire building process, I the owner had to point out problems with construction. The builder and its employees only care about getting their bonuses. They have a motto definitely yes, this builder and its workers are definitely NO. Before the final walk through the superintendent kept saying when I pointed out problems that he would take care of it so that it would not go on the 30 day walk through so he could get his bonus. I still have outstanding warranty issues from my 30 day walk through. Now lets get to the AC unit. I have lived in the home only 6 months and have had a heating issue (no heat in the home) temperature that night outside was 41 and our home dropped in temp to 60. I had to wait over the week to get work completed. Then I had two AC issues one which cause the air handler to back up and flood my hallway and master bedroom. This happened on New Years day and they did not send a water damage company out until 4 days later when I had to call again. It leaked through the floor on our ceiling as it is a two story home. This took over a month to get completed and I was with damaged carpet and bare wood floors for over three weeks. The warranty people keep making promises that they never keep. So I am stuck with a home that has multiple issues and no one from the company seems to care. This past week I had more work completed and it is subpar and will have to be replaced again. A worker used one of our bathrooms and never flushed it and soiled the toilet. I asked for the bathroom to be cleaned and they said it would have to be scheduled so I have a soiled bathroom from a worker for almost 4 days now and no scheduled cleaning at this point. I personally will have to clean a toilet from a nasty worker. DO NOT USE THIS BUILDER. There is another builder in the neighborhood. Use them. UPDATE ONE THIS REVIEW: Currently I am still waiting for my tile in my kitchen to be fixed. They have tried three times to install a backsplash and each time it was crooked. They finally checked and leveled the cabinets which I told months ago when we moved in that they were off. Today they wanted to refund me the money for the upgrade and told me to go find someone else to do the work. I have lived in my home for 10 months and have workers in my home every month since I closed. DO NOT USE THIS BUILDER. They are a definitely NO builder. UPDATE 5/1/15: Work still not completed from the initial move in date of 6/11/14. Former superintendent assured me all work was going to be finished and 11 months later I just was hung up on by a area rep for construction for KHOV. The work that was completed to fix seams looks worse than before they tried to fix them. In addition they were suppose to paint the textured areas today and they totally forgot do one whole area in our master bathroom. The excuse I got from the employee was that people make mistakes. That is all I keep hearing from K. Hovnanian is that they make mistakes and never fix the larger problem of poor workmanship. If any one from New Jersey (Corporate Headquarters) check reviews please contact me I need my home to be completed.

I got my new house on april 2015, and since them Ihave been having exactly the same issues as you, I am tired and dissapointed. I am thinking to take them to court. I wish I coud have more contacts with people with the same issues.

Replace entire roof due to damage and lack of timely response with unknown issues of the roof in the future. Quality of product and workmanship to install led to the issue.

The management team does not care about the home owner and show utter disdain for the customer. You pay for project management, but the project manager makes no decisions and has no authority to do so. All material is ordered through a central purchasing system which fails to recognize time lines and often provides the wrong or insufficient material causing huge delays. Changes are not forwarded to their trades people therefore causing errors in installation and again causing delays and "do overs". My particular project with them, showed a blatant disregard for municipal processes. PA One-Call was never notified prior to commencement of excavation. Borough building permit had expired and no attempt was made to acquire necessary extension. I, as the homeowner, made them aware of the permit issue. Communication was virtually nonexistent. Very few phone calls were answered. The occasions they were answered, questions were not willing to be answered. Craftsmanship was equally unimpressive. Not a single trade, with the exception of electrical was done in a neat workmanlike manner and all had to return to address major deficiencies. Feel free to message me and I can share specifics of my project. (Many shortcuts attempted, no knowledge of specific tasks, etc.)

All is well and fine with our Khov complaints. It was an outright war, but our walkway and driveway was replaced and we no longer have any issues with them. They are very good about fixing problems while you are under warranty but will try to get out of things once...

My driveway was poured in all day rain and thunderstorms on June 23 2017 and its spalling , chipping and crumbling apart on the edges..as of today but they won't warrant our driveway because it's not warranted per contract. What I didn't expect was improper installation leading to this problem today.

Apparently khov buliders are the only builder that believes this is an acceptable practice in concrete driveways while every other concrete contractor has told me that they can't believe they did that. But they got to keep on schedule so they don't care about being proper. So much for their fancy slogans in the sales office and taking care of the customer. I will warn any khov buyer don't sign the contract.

Negotiate for some kind of concrete warranty 1st before you sign. Negligence = khov

What did you do, buy a new home sight unseen with no inspection by you? When you remodel or build/buy a new home, you always, always need to thoroughly check and inspect every aspect of the home in order to find where the builder or his sub contractors hid their errors or laziness.

I have had three homes built for me by reputable contractors and in each one I had to have things fixed, replaced or inserted because either the builder or the other company he hired to do the plumbing, electrical, etc. took short cuts or did just plain bad work. We caught most, but there were always some that lurked in the hidden recesses of the home until suddenly appearing months or years later like a bad relative.

You should be complaining to the builder depending on when you bought the home.

He is responsible for failures for a period of time after you buy the home but you would have to check to find out what your state does.

Evil company

khov and kham are down right evil, lame and wicked. They steal from customers and lie to them. My house had many nightmare problems. I have been in house for 1 year. I have had 7 brand new homes from custom to trak. DO NOT build with them. In florida they built homes on a war II bombing range and got sued later and paid out over 1 million to home owners. they do not care and they are evil but they will pay from GOD. The homes could go up at anytime, if an old bomb goes off. they are the worst home builder ever and rude bunch of people.

I agree with you on this. They throw there houses up and put *** worst carpet, texture on walls, bad concrete flaws, ac problems and much more

they threw up our house in 2 to 3 months.

Horrible cumminity developement manager

The board of directors via there puppet tesa leal do not clean the area outside the condos. There is construction debris all over. Unsafe for children. The tesa Leal is a joke. She goes around in her car and looks peeps even inside the house of people. Will report to authorites. Would not recommend to anyone with there right mind. All the neoghbours have the complaints againt the board of directors and Tesa Leal. When asked her about debris, she said 'they should have told you there would be construction'. Very bad maintenance of grass, sprinkler system does not work and this joke of a lady does not do anything. BAD IMPRESSION, WILL NOT RECCOMEND ANYONE.

Erroneous information regarding real estate taxes

We purchased in a Khov development, Four Seasons at Great Notch. We were explicityly told that our real estate taxes would be "south of $10,000" and this was one of the reasons we chose this place because we really could not afford anything higher. We were also told that it would under 2% of purchase price, again an outright lie. We're now paying almost $13,000 in real estate taxes alone and this is a 55 and over community, where the majority of people are retired and on social security. People in the area with huge homes and huge properties are paying less than we are in a condo, with no property. After listening to other neighbors, they were all told the same lies. Several people are stopping from buying because of the enormous taxes. We were given a purchase price and thought our taxes would be based on the price, but again were surprised to learn that any upgrades or improvements were included in calculating real estate taxes. I would never recommend any my friends to deal with Khov.

We have been living in this home for only 5 years, we had a home inspection performed by a professional inspector prior to moving into the home several problems were noted and the report was passed on to the Khov warrantee department that said they had addressed the problems. We found several problems after moving into the home we found an electrical jack that we paid extra money to have installed by the builder that had romex wiring that was buried less than 4 inches the superintendent said this was to code, the national building codes and local codes said this was not to code. The builder did correct the problem to local building codes after legal action was discussed. I am thankful that the romex was not hit with a *** eater or mowere and our pets were not injured by this wire before it was put in conduit. We had the home reinspected before the one year warrantee was up the inspector noted several problems with the home and the builder said they had been addressed. There was the roofing felt that had been cut short and was noted in the original report that was not corrected. The electrical connection behind the panel directly under the whirlpool bath in the bath room that was sitting lose on the cement that was also noted in the original report. The inspector noted cracks in the driveway during the first year report and there was noticeable settling in this area. The Khov warrantee department stated these were normal spider cracks. We had a civil engineer inspect the drive way and it was determined that the sewer tap under the drive way was not back filled correctly and the settling of dirt in this area had created this problem. Khov did have there rep come out and stated we were out of our warrantee period. We have inspection reports including pictures that were taken during the one year warrantee. We did pay to have the problem corrected and it took on and one third yards of cushion fill dirt to bring the grade up so that our drive way was supported from underneath, I also have video including pictures of the area before the driveway was moved or repaired. and the area that had settled was more than 8 foot across on near 1 foot below the under side drive way cement.. We have an area above our front porch that does not have the brick work interlocked correctly and is cracking on that side. The crack was also noted during the last one year inspection report. This will be the next thing that will have to be redone to prevent this from falling on someone at our front door. We have a friend across the street that had a similar problem with back fill and there sewer tap came apart. We also have pictures of this and this problem also surfaced during the first year. I would not not recommend Khov, I realize that they work with many contractors but once the problems surface they should correct them it is the K. Hovnanian name on the product. We did pay an additional $60,000 in upgrades to K. Hovnanian.

they paid over a million dollars in florida for building on a bombing range. they are wicked and evil and lame and GOD will pay them back for this treatment on me guaranteed.

K-Hovnanion scams home buyers with small print

If you're thinking of buying from K-Hov... don't! They put small print in their contracts but verbally tell you the opposite of their intent to *** as a new home buyer. They sell home communities as a package deal and then sell off the assets (parking areas, picnick areas, storage areas, marinas) to third parties who in turn operate a commercial business in your back yard. They are not truthful about their intent to destroy your residential property and sell it out from underneath you. You will wake up to noises of a commercial bussiness right inside your residential property. Oh, of course it's legal.... we're talking ethical here... go look that up in your dictionary K-Hov because nobody at your company knows what it means.

K Hovnanian builds homes that do not meet building code. K Hovnanian does not back up the homes they build and make every attempt to deceive the customer into accepting a substandard "fix". K Hovnanian management are weasels. Do not buy a K Hovnanian home, you will regret it!! K Hovnanian does not use reputable subcontractors. K Hovnanian will tell you anything to persuade you to buy one of their homes. After the sale they do not know who you are. These people truly do not have souls. I regret purchasing from K Hovananian, you will to!! Do your homework, the web is full of K Hovnanian horror stories.
